The new distribution centre will be built at a top logistics location along the A4 highway, centrally located between the ports of Antwerp, Rotterdam and Moerdijk, on the Agro & Food Cluster Nieuw Prinsenland. With the development of this distribution centre, we can meet any logistics demand even better. We think along with you, the customer, to provide the most appropriate and effective solution.
The first phase is designed to accommodate various types of users. The racks are arranged in narrow aisles, where we use man-up trucks. In total, we will easily realise 28,750 pallet spaces.
Phase 1 is expected to be operational in the second quarter of 2025.
Zijderlaan makes it possible to develop phases 2 to 4 entirely customised to the client's wishes. With licensed heights of 20 to 30 metres, these construction phases are suitable for a fully automated warehouse including pallet cranes.
The aim is to realise a total warehouse area of 33,000 m2 with space for 70,000 pallets by 2040.
Sustainability and innovation are very important, strategic pillars within Zijderlaan. That is why the building will be built to the highest BREEAM certification level for sustainability (Outstanding). This means the building meets very strict requirements in terms of energy efficiency, water use, materials, health and well-being of users and ecology, among others.
In the design, we paid extra attention to the colour scheme in order to integrate the building naturally into the landscape. High-quality and sustainable materials were chosen. The natural incidence of light, the volumes that seem to float and the recognisable main entrance are further unique features of the building. The entire site will be finished off with various green spaces, which will have a positive effect on biodiversity and the living environment.

Storage capacity and operations take place more efficiently by housing activities at one location. This directly and indirectly creates significant space gains.
Shorter transport distances and more efficient cargo combinations result in fewer kilometres and significant CO2 reductions. For example, by carrying out intercompany transports emission-free, savings of around 100 tonnes of CO2 can be achieved.
The sustainable building will eventually be equipped with around 5,000 solar panels in total for its own energy supply, feed-in to the energy grid and exchange with other companies at Nieuw Prinsenland.
It is important to provide sufficient employment opportunities. There is room for further growth on site. We create and ensure a healthy working environment, so our employees will experience a good working atmosphere.
We pay a lot of attention to apprenticeships and are investigating the possibilities of our own vocational school. Innovation plays an important role in our operations.
All rainwater is collected and stored. A limited amount is for our own use. The remaining water goes to neighbouring greenhouse horticulture companies.
At Nieuw Prinsenland, we plan to deploy at least three electric commuter trucks.
By daring to invest and specifically expanding in square meters, we are broadening our total service offering. In logistics, this new DC offers more opportunities for automation and storage capacity; in transport, we can better combine transport flows and take advantage of CO2 optimisation opportunities.
